p2d — photo to description, verified
p2d is a real-estate listing description tool by sum28, a california real-estate technology company. it takes a property's photographs in and returns listing copy in five ready-to-use formats — and every sentence is verified against the photographic evidence before it ships. every description also passes a fair-housing review, in english and in chinese. a standard listing costs 10 credits ($6.99).
what is p2d?
the industry has learned to generate listing copy by machine; what stays scarce is copy that survives checking. p2d writes the description from your photographs — the evidence — instead of from a guess, then verifies each sentence against that evidence before anything reaches you. if a claim cannot be traced to a photo or a fact you provided, it does not ship.
you receive the copy in five ready-to-use formats, ready for the mls, the flyer, and the post. p2d runs on the web and on ios.
how does p2d verify listing copy?
three disciplines, applied to every listing:
- three-source separation. voice, market statistics, and property facts are kept physically separate. prose may never exceed its evidence.
- a calibrated verifier. an independent model checks every claim against the photographic evidence — measured against human adjudication at false alarms under 10% and recall 1.0.
- the seal. finished work can carry the sum28 seal; scanning it opens the sources checked, the checks that passed, and the error budget we publish.
is the copy fair-housing reviewed?
yes. every sentence passes a fair-housing review before it ships — in english and in chinese. the review screens for potentially problematic language before you ever see the draft, so compliance is built into the instrument rather than left as a disclaimer.
the screening is automated assistance for a licensee's own judgment, not a legal determination — you, and where applicable your broker, remain responsible for what you publish.
how much does p2d cost?
a standard listing of up to 20 photos costs 10 credits — $6.99. larger photo sets consume more credits, up to 75 photos per listing; a full 75-photo listing runs 107 credits (≈ $75). credit packs start at $6.99, monthly plans at $49. credits are a prepaid balance shared across the sum28 family — details on the pricing page.
does p2d store my photos or train ai on them?
no. photos are processed in memory and are not stored on sum28's servers, and your inputs are never used to train ai models. the full policy is in our privacy policy.
who makes p2d?
p2d is built by sum28 (SUM 28 LLC), a california company building trust instruments for real estate: p2d, ohm (open house, measured — july 2026), and oak (equity, accounted — january 2027).
